    One of the updates I was looking for is housing prices. Have they reclined and how much? I’m waiting to see where the rock bottom is.

    o.k i'm just going to be honest here with this =) ...

    I get why others may want to live there, love it whatev's. But I just do not understand the allure of actually wanting to Live in Las Vegas. It's so hot and dry dry. Kinda miserable everything's dead, Dessert. Nothing about the Dessert to me makes me think, "wow I want to go there" lol. Actually if im being honest the only thing I personally even care for about Las Vegas is probably that its where the WSOP is at. And the real, actual Life changing money Tournaments are there. Other then that, and having now been of course I just don't get it. I don't see the beauty, other then its a great place to play poker lol.....

    Given the choice, and ive now lived in Florida 12 or so years now and i'll take the beautiful beach's and Florida all day. Nevada yeah, other then Vegas if that even matters to you isn't very desirable a place seeming to me.

    All good points. I love visiting Vegas and the experience is always a blast. Love staying in a nice hotel room, good food, fun, etc.

    As for living there, I like the idea that there is always stuff to do for the locals. Go out mid-week and hit the pubs or mid level restaurants as they are catering to locals with specials, etc. I also like that you can hit up a non strip casino to find things to do. Also like that you can hit the desert and go shooting or jet skiing on the river or Lake Mead, snow skiing with the rotary dial phone on Mt. Charleston. Add in the visiting main act concerts, more good looking single local women, etc.

    My buddy wants me to relocate to the Phoenix Metro area and I like it as well, but also super hot in the summer. Also lots of good looking single women there too. There really is no draw to go there except the place is nice and close to Laughlin.

    Last weekend, a group of Side x Side riders were riding in the outskirts of Cold Springs. I def want to get a Kawi side by side and enjoy this lifestyle. The best place is Nevada or Arizona for this..



    They also saw some wild horses...



    Retired- What else to do? I rather go out and play the slots or cards on a weekly basis instead of sitting at home and watching TV. I rather have some local Vegas fun over just internet, home tv, etc. The beach, any beach, is nice, but gets old for me.

    This time I'm going for only three days, staying at Harrah's and playing at Venetian. I usually stay longer and do a lot of hiking in the desert and around Red Rocks. Years ago I was living in Albuquerque and I would drive 550 miles to Vegas 3 or 4 times a year, first in a pickup truck camper and then in a 22 foot RV. Stayed in a parking lot just behind Binions. Every 3rd or 4th night I'd stay at Circus Circus camp ground to fill up the tanks
    and charge the batteries. They never changed the combination on the showers so I could just walk in and take a shower every day even when I wasn't staying there.

    I actually love the hot dry desert. And if you think there's no life out there you might be surprised. If you just sit quietly for awhile you'll see all kinds of stuff, big and small. I lived in Florida during high school and it was great then, best time of my life actually, but now I would prefer the calm and serenity of the desert. No! you certainly don't have that in Vegas, but you can get there pretty quick.

    Oh yeah, speaking of Side x Sides, I specifically want the white Kawasaki TRX, maybe the 4 door when/if it finally comes out. And I'll Also take Druff and Ben out for some rides too...

    No one here, or any where on a meaningful scale is thinking of relocating to or investing in Las Vegas re:housing,
    Just realize this applies to all products purchased in Las Vegas.

    It's an artificial crisis.

    Much of Clark County (88%) is owned by the federal government, so it's hard for Las Vegas to keep expanding outward.

    This section of the article is important:

    A spokesperson for the BLM’s Southern Nevada district said the Southern Nevada Public Land Management Act — which was originally passed in 1998 — directed the BLM to sell public lands within specifically designated boundaries in the Las Vegas Valley. To date, almost 44,000 acres have been “disposed” within the boundary through sales, leases and patents, the spokesperson, and another 27,000 acres of land is still available for disposal.
    So basically this problem was addressed 26 years ago, but government bureaucracy makes the process of acquiring such land very slow.

    There's actually a ton of space in every direction to expand, and most of this land is not being used by the feds, so there's no reason it can't be sold off.
